At Summit Bridge, we structure bridge loans specifically designed for investors and commercial developers who need quick and flexible liquidity. Our team works with you to develop customized solutions, maximizing your capital’s efficiency and ensuring the financial viability of your project.
- Initial term of 1 year, with up to 4 additional one-year extensions
- Up to 65% of the maximum loan-to-value (LTV)
- Minimum loan amount of $2,000,000
- No personal guarantee
- Interest paid upfront
- No prepayment penalties
Important:
The loan is structured based on up to 65% of the value that the collateral could achieve in the market after deploying the loan proceeds and marketing it for no longer than 6 months (“Value”) to a single buyer. At no point in the transaction will the lender’s exposure exceed this 65% LTV of the 180-day value.
Additionally:
- Appraisers must have MAI or MRICS certification (or equivalent) to ensure the accuracy and validity of valuations.
- A pledge of 100% of the borrower’s shares will be in place, triggered only in the event of default.
- Any beneficial ownership interest in the property that may be held in trust for the benefit of the borrower will be included.
- There will be an assignment, lien, security interest or other encumbrance, all of first priority, for the benefit of the lender.
- If the project already has an existing mortgage, we can refinance and replace it, freeing the borrower from previous obligations and providing the additional funds needed to complete the project.
- Additionally, we can finance 100% of the construction costs, ensuring you have the resources needed to complete the property’s development.
